We've used this strategies to get buyers under contract on the home they want in the toughest of seller markets. If homes you're interested in keep getting 50+ offers, and you just don't know how to stand out, THIS IS HOW YOU GET YOUR OFFER ACCEPTED.

Here are 19 proven ways to get your offer accepted (please keep in mind that some of these increase a buyer's risk in the transaction, so use them carefully, under the direction of professional advice):

Attractive & Strong, not Highest & Best

0:37 1. Offer ask price (5% - 10%)
2:37 2. Offer 10% under your max
2:47 3. Be prepared for an interest rate shift (so interest rates don't bump you out of the purchase)
3:14 4. HOA fees reduce your purchase by $20,000 per $100 / month HOA fee
4:20 5. Have your lender call when the offer is presented.
6:50 6. Go over numbers with your lender (make sure there's enough cash for everything), and don't over extend yourself
7:35 7. Drop contingency to sell a house
8:18 8. Drop due diligence contingency, still do it though (do early due diligence on a neighborhood)
