On this episode of Advances in Care , host Erin Welsh and Dr. Craig Smith, Chair of the Department of Surgery and Surgeon-in-Chief at NewYork-Presbyterian and Columbia discuss the highlights of Dr. Smith’s 40+ year career as a cardiac surgeon and how the culture of Columbia has been a catalyst for innovation in cardiac care. Dr. Smith describes the excitement of helping to pioneer the institution’s heart transplant program in the 1980s, when it was just one of only three hospitals in the country practicing heart transplantation. Dr. Smith also explains how a unique collaboration with Columbia’s cardiology team led to the first of several groundbreaking trials, called PARTNER (Placement of AoRTic TraNscatheteR Valve), which paved the way for a monumental treatment for aortic stenosis — the most common heart valve disease that is lethal if left untreated. During the trial, Dr. Smith worked closely with Dr. Martin B. Leon, Professor of Medicine at Columbia University Irving Medical Center and Chief Innovation Officer and the Director of the Cardiovascular Data Science Center for the Division of Cardiology. Their findings elevated TAVR, or transcatheter aortic valve replacement, to eventually become the gold-standard for aortic stenosis patients at all levels of illness severity and surgical risk. Today, an experienced team of specialists at Columbia treat TAVR patients with a combination of advancements including advanced replacement valve materials, three-dimensional and ECG imaging, and a personalized approach to cardiac care. Finally, Dr. Smith shares his thoughts on new frontiers of cardiac surgery, like the challenge of repairing the mitral and tricuspid valves, and the promising application of robotic surgery for complex, high-risk operations. He reflects on life after he retires from operating, and shares his observations of how NewYork-Presbyterian and Columbia have evolved in the decades since he began his residency. In this episode of the Real Estate Education and Investing Podcast, Erin Spradlin and James Carlson discuss rental challenges, how market trends impact prices, and the best cities for renters in 2025. With increased supply and declining prices, many landlords struggle to fill vacancies. Erin and James explain why real estate investors must adapt by adjusting pricing, updating properties, and offering short-term or mid-term rentals. Many landlords hesitate to lower rent due to mortgage costs, but as James notes, "The market doesn’t care about your mortgage." They explore renter-friendly cities where higher minimum wages make expensive markets more affordable for tenants. To attract renters, landlords should enhance listings with high-quality photos, modern interiors, and incentives like pet-friendly policies, which reduce competition. Whether you're a seasoned investor or first-time landlord, this episode offers actionable strategies to navigate a shifting rental market and maintain steady cash flow. Renters are benefiting from lower rental prices and landlord incentives, making now an ideal time to rent. Erin and James analyze a Realtor.com study ranking the best cities for renters, based on the hours a minimum wage worker needs to afford rent. Surprisingly, high-wage cities like Denver and Seattle offer better affordability than low-wage states like Tennessee, where rent consumes a larger share of income. They also highlight rental trends, noting 16 straight months of declining rents, reaching a four-year low. Prices may dip further before stabilizing. Lastly, they discuss how economic shifts like tariffs could increase the cost of living, impacting renter demand in the near future. In this episode, real estate agents and investors Erin Spradlin and James Carlson explore key trends in real estate investment and housing policy following the 2024 election. They begin by discussing post-election migration, examining where Americans are moving after the 2024 election. Using data from The New York Times and Redfin, they reveal a growing trend of individuals relocating based on political alignment, with states gaining population post-election often aligning with voters' political preferences. The hosts highlight that economic factors, such as taxes, also play a role in these moves, especially as younger and less wealthy individuals seek affordability. Shifting to California’s Proposition 33, Erin and James dissect why voters rejected a measure that would have expanded rent control to newer homes. They discuss the pros and cons of rent control for landlords, noting that while such policies aim to address housing affordability, they often discourage housing development and harm small property owners. The hosts delve into understanding rent stabilization policies and the unintended consequences of capping rents, such as reduced profitability for landlords and a worsening housing shortage. They also address the broader housing crisis, citing a shortage of 4 to 7 million homes in the U.S. caused by restrictive zoning laws, labor shortages, and NIMBYism. The episode concludes with actionable insights for listeners on how to start investing in real estate, emphasizing the importance of understanding local policies, affordability trends, and political factors that influence the market. In this episode, Erin Spradlin and James Carlson Real Estate share key insights for short-term rental investments, emphasizing the importance of choosing locations with capped licenses. They explain that the best cities for Airbnb investment often limit the number of licenses, reducing competition and increasing property value. Erin highlights that certain areas even allow license transfers, making these properties even more valuable for long-term ROI. The hosts recommend that investors look for Airbnb investment properties in areas they enjoy, allowing dual use as a personal vacation spot and a rental property. They caution that cash flow for short-term rentals may be lower than before, so investors should consider both financial and lifestyle benefits. Erin and James also discuss "analysis paralysis" in real estate investing, advising new investors to focus on essential criteria like location and license limits to make confident decisions without overthinking. Shifting focus, Erin and James address whether to remodel your home before selling. Erin advises against unnecessary upgrades, as trendy designs may date quickly and inconsistency in style can detract from a property’s value. Instead, they suggest leaving the home as-is or offering a discount for buyers to customize. James adds that only full, cohesive remodels tend to offer a positive ROI, while partial upgrades often don’t add sufficient value. Their practical advice aims to help investors make informed decisions in real estate investing and remodeling. For more info visit: https://www.erinandjamesrealestate.com/…
