Jennifer began her property management career in 1991 where she worked for a large management corporation. During her tenure there, she advanced to Director of Leasing where she oversaw 15 large properties and headed a team of 50+ leasing associates. In 2002, she started as an employee at Guardian Property Management (formerly the Poseidon Companies) and then purchased the company later that same year. Since purchasing the company, Jennifer’s business plan has focused on growth through continued exceptional customer service. As a result, Guardian Property Management began with 127 units, and has grown to currently over 800 units.

The number of owners partnering with GPM increased from 30 at the beginning to over 250 today. To accommodate this growth, Jennifer has expanded her staff and company capability from 4 to 21. With a staff of 21, the company has been recognized for their excellence in recent years with MADACS awards for Best Leasing and Best Team. Jennifer is an active member of the real estate community. In addition to her networking group involvements, she is a featured speaker and teacher at a variety of professional events. Jennifer serves on the MMHA’s Independent Owner Committee and is actively involved with the City of Minneapolis’ Rental Property Owners Workshops.

Jennifer is married with 2 adult children, three adult stepchildren and 2 grandchildren. When she is not working she enjoys running, hiking, and spending time with her husband, Al. She also volunteers as a run mentor with Mile in My Shoes, and volunteers in the Sunday School Department at her church.

Israel Garavito Founding Partner Legion Real Estate Israel is a founding partner of Legion Real Estate, a real estate investment syndication company in the twin cities. Additionally, he is a managing partner of Falstaff Holdings, a real estate investment and property management company with the majority of its portfolio in Mexico. After graduating from the University of Minnesota in 2007, he began his real estate career in franchising, where finding good locations is a major bottleneck for expansion. In 2008, as national franchise sales manager and later director of operations of for Mexico, he oversaw the search, negotiation and lease, buildout, opening and subsequent operation of 42 stores over a 4 year period. He and two partners also owned and managed 6 of those stores. Israel was later hired as CEO by a well-backed Mexican franchise to design its franchise, legal, operational and administrative frameworks in the USA. In mid-2014, after the company was up and running with 6 stores in the US in Venice Beach, downtown Los Angeles, CA, Houston, TX and Dallas, TX, the opportunity arose to take over the family business, so he moved back to Mexico as its managing director. Since then, with smart acquisitions, some sales and many operational and administrative changes, the business’s income has tripled and the value of its portfolio almost doubled. Most recently, Falstaff Holdings purchased a blighted 16 unit apartment building in the heart of Mexico City and remodeled it into a modern, business-oriented 24-suite hotel. When you’re getting quotes from contractors be sure to ask a lot of questions. Ask what it includes and doesn’t include. Ask what could happen that would cause the expense to go up? Since purchasing the company, Jennifer’s business plan has focused on growth through continued exceptional customer service. As a result, Guardian Property Management began with 127 units, and has grown to currently over 800 units. The number of owners partnering with GPM increased from 30 at the beginning to over 250 today. To accommodate this growth, Jennifer has expanded her staff and company capability from 4 to 21. With a staff of 21, the company has been recognized for their excellence in recent years with MADACS awards for Best Leasing and Best Team. Jennifer is an active member of the real estate community. In addition to her networking group involvements, she is a featured speaker and teacher at a variety of professional events. Jennifer serves on the MMHA’s Independent Owner Committee and is actively involved with the City of Minneapolis’ Rental Property Owners Workshops. Without information, our minds tend to jump to conclusions. In a real estate transaction we are trained to be skeptical and verify everything that is presented to us. There are plenty of stories where buyer found unpleasant surprises about their properties after the closing. So how can you build trust with potential buyers? Try providing detailed records about your property! You're going to want to provide: a complete and detailed rent-roll. Buyers are going to make their own projections about where rent could be but that's not what will drive the sale price. It's your past and current rents that drive the property value! a trailing 12 month profit and loss statement. This is not the pro-forma that your agent will prepare. This is the actual numbers. The good the bad and the ugly. If things don't look the best then look back into the last few years. Do the numbers show a trend? Can you tell a story that explains the direction the building is going? current and complete leases utility bills The more organized that you are, the more confident the buyer will be in their initial offer. This will avoid attempts at renegotiating the price or terms during the due-diligence period. In order to maximize your property value you need to start treating your rental properties like a business. One way to accomplish this is to standardize your finishes. If each unit in your apartment has it's own unique paint color, then you're going to spend more money when it comes time for a turnover. You might need to spend time trying to match the existing paint. You might have a store room full of old paint cans that are difficult to match up. Instead of this chaos, why not choose a color (or a set of colors) that you use for the whole building? Then if there is a repair or turnover, your painter or handyman knows exactly what to do. It may take more time on the front end to add this to your business plan - but once it's set then things will be more streamlined. Items you can standardize could include: toilets - round vs elongated. standard height vs tall light switches, outlets, plate covers - white vs ivory vs other paint colors and sheen - have a list for bathrooms, bedrooms, kitchens, trim, ceilings flooring options - carpet, carpet pad, vinyl, etc. appliance brand, colors, sizes features tile - style, color, grout colors / spacing When the above and other items are standardized you can benefit by not having to make decisions about these things at each repair or turnover getting better pricing through bulk purchases ability to reuse extra materials left over from various repairs / projects having consistent finishes so that the property looks better and more attractive. Dan Krueger graduated from the University of St. Thomas, in St. Paul Minnesota with a degree in Financial Management. Before beginning his career as a real estate investment professional, he spent 5 years working in corporate finance where he managed the operating expenses for multinational fortune 500 companies. In January of 2018 Dan closed on his first property, a small 6-unit apartment building in St Paul Minnesota for $475,000. The business plan was simple, fix up the units, improve the tenant base, and increase rents to the market rate. Nine months after the acquisition, Dan refinanced the property at a value of $600,000. He used the refi proceeds to get into his next deal, an 8-unit building about 3 minutes away from the first property. Dan currently has a portfolio of 34 units made up of 4 properties all in the same neighborhood. Dan currently is working on closing his first syndication deal, a 32-Unit property in St. Paul Minnesota. Dan is building a vertically integrated business with property management in-house as well as in-house maintenance and construction. Brian Doyle has been in the multifamily industry since 1997 when he first bought a house at the age of 20 and rented it to his college roommates. Now in 2019, Brian has a syndicated ownership interest in 500 units and another 60 units that he owns and manages himself. Brian does this all while having a day job which is selling blinds to the apartment industry. Brian is currently on the board of the 2000 member Minnesota Multi Housing Association and is past president of the Minnesota Real Estate Exchangers. When not working on real estate or blinds Brian enjoys spending time with his wife and three kids or racing J22 sailboats.
