The beautiful tree I’m with today is the cherry on top of a beautiful condo we have listed on the market right now. From 555 Riverfront Plaza, you can see the entire downtown area, from the Missouri River, to the CenturyLink Center, to TD Ameritrade Park.The tree is shiny, it changes colors, and it lights up the night sky. It’s directly north of the Bob Kerrey Pedestrian Bridge. If you want to take a look at this breathtaking property yourself, all you’ve got to do is find the tree.

A little later on, another brokerage called Home Realty went under and was absorbed by CBS. It was at this point that CBS Home Real Estate was born. Are open houses a good idea for home sellers? Today I’ll give you a couple things to consider. Looking to buy a home? Search all homes for sale here. Looking to sell your home? Click here to use our home evaluation tool. Should you or should you not have an open house? Here at the Bill Black Team, we have a solid marketing plan, and after almost four decades of listing houses and selling them at high rates, we know what to do in order to expose your house to the market. Less than 2% of buyers come from open houses, so it’s entirely up to the seller as to whether or not we do an open house. But here’s my concern: When those buyers walk through that front door, I don’t know who they are or whether they can afford this house. I have no idea if they intend to buy this house or if they just wanted to come look around. We’re seeing an increase in thefts during open houses; prescription drugs, personal information, jewelry, firearms, collectible items, and more have all been reported missing from these types of events. The biggest thing I worry about regarding open houses is the personal safety of the homeowners. I will say, however, that I’ve been doing this for a long enough time that I’ve got that aspect taken care of if you’re ever interested in doing an open house. “ Less than 2% of buyers come from open houses. ” If you’d like to talk to us about our marketing plans to expose your home to the market and how to sell your home at a successful list-to-sale ratio, reach out to us. People listing their homes in today’s market are often receiving multiple offers, which gives you the option to choose the best one. Some buyers may even put in escalation clauses, meaning that they’re willing to exceed any other offer up to a certain amount. Also, cash offers and offers free of contingencies aren’t uncommon in such a hot seller’s market. “ Sellers truly have the advantage right now. ” Buyers out there need to really give their best offers from the start. We’re now almost to the end of February, so I want to talk to you about the upcoming spring market. This year, we’re headed into a seller’s market. For buyers, this is a challenge because there’s not that much inventory to choose from. For sellers, there are a few things you should do to prepare: 1. Call me . I’ll walk through the property with you and give you advice about updates and repairs that you should make to maximize the value of your home. Then, we’ll establish a list price and get it on the market. “ This year, we’re headed into a seller’s market. ” 2. We highly recommend a home inspection . I’m standing in a home that sold for much less than what it was listed for after having been on the market for a long time. The reason for that was the fact that there were a number of issues that came up during the inspection. Once you’ve done an inspection, you’ll have a list of things to fix, replace, or upgrade so that you won’t have the trouble when the buyer comes to call. Logan has lived in Nebraska for most of his life, having moved here when he was just eight years old. After passing his real estate license exams, he knew he wanted to work in the communities he’s lived in and an known since that time. He says it’s a great opportunity to service the areas that he loves. Logan himself is very familiar with a number of communities across Omaha and Lincoln. He majored in marketing at UNL, where he graduated nearly a year ago. “ Logan looks forward to staying involved with the communities he grew up in through his real estate career. ” With his experience in both of these cities, he’s looking forward to being able to serve them both. Growing up, he and his family were always finding ways to get involved. Logan plans to continue this community involvement now through his real estate career. One of Logan’s many connections here in Omaha is at Skutt Catholic, where his sister-in-law is head of the Spanish department.
